Floor Plan - 165m2 new build overlooking Dublin Bay. The orientation of each of the Living & Bedroom pavilions was designed to maximise views out across Dublin Bay. The undulating site allows the 2 storey pavilion to site along side the single storey pavilion with minimum impact.
Topographical & Site Layout Plan - The position and orientation of the building on the site maximises views out across the bay whilst the natural topography of the site minimizes any potential impact to neighboring properties and to views back towards the bay.
North West facing elevations - Single storey pavilion is clad in local stone and two storey pavillion clad in corrugated metal, which compliment the vernacular (local style) of the area. PV panels located on the two storey pavillion provide an alternative energy supply.
South East facing Elevations - The two pavilions are linked by a centrally located formal entrance area. A timber pergola offers shading to the north facing elevation and there is a small balcony off the main bedroom.
North facing elevation - The open plan Kitchen, Dining & Living areas face predominant North to capture views across Dublin Bay. The two storey pavilion set behind accommodates the bedrooms at first floor level allowing views out across Dublin Bay and towards West Wanaka. Garaging and Utility spaces are provided below.
