The Architects Room provides a comprehensive design & procurement service. Entering into a building project is complex & there are many stages that require professional input & judgement. The Architects Room offers services to Private Clients, Developers & House Builders to ensure all stages of the design & procurement process are completed on time & in budget. The Architects Room acknowledges that all projects require varying levels of service, therefore depending on the design complexity & scope of work, not all Services Stages will be required. 

1. Concept Stage  

  • Informal meeting to discuss initial brief
  • Discuss budgets & time lines
  • Outline site analysis
  • Prepare outline concepts (plans & elevations)
  • Discuss the next stages & agree a contract for services 

Fee indication:  Lump sum starting from $1,000+gst

2. Preliminary Design Stage

  • Review the brief & contract agreement for services
  • Develop pre-design concepts 
  • Present plans/elevations/sections & models
  • Obtain preliminary cost estimates 
  • Investigate methods of construction, energy inefficiencies & sustainable design solutions 
  • Obtain geo-technical & topographical information 
  • Consult with Territorial Authorities

Fee indication:  Lump sum starting from $2,750+gst or an agreed time charge rate*

3. Developed Design Stage

  • Approval of preliminary design
  • Confirm methods of  construction, energy inefficiencies & sustainable design solutions
  • Completion of detailed Plans/elevations/sections & models
  • Prepare outline specification for materials, finishes & workmanship
  • Prepare Resource Consents & or specific design panel documentation 
  • Obtain cost estimates 

Fee indication: Lump sum starting from $6,500+gst or an agreed time charge rate*

4. Detailed Design & Documentation Stage

  • Approval of Developed Design & completion of detailed drawings & specifications for Building Consent approval
  • Consult & coordinate details with the Structural & Services Engineer
  • Consultation with Territorial Authority or Building Consent Authority
  • Prepare tender documents/obtain quotations 
  • Negotiate & establish the building contract 
  • Consult with specialist suppliers 

Fee indication: Percentage sum - Typically 3.5% of the cost estimate or an agreed lump sum

5. Procurement & Contract Administration Stage

  • Appoint contractor & prepare contract documents for signing
  • Observation of contract works through until practical completion
  • Verify that the contract works are in accordance with the approved plans, details & specification
  • Monitor contractor payment claims & variations 
  • Access extension of time claims
  • Access and issue practical completion certificate & access defect notices
  • Monitor Resource Consent compliance & issue as-built documents

Fee indication: Percentage sum - typically 1.2% of the cost estimate or an agreed lump sum

*Time charge rates can range from $75/hr - $125/hr (depending on the level of design & complexity of detailing). Other disbursements for travel & office related administration are chargeable & vary according to the agreed Service Stages undertaken. All CAD work is supported by Autodesk Revit 15 with Import & Export files typically dwg & dxf.
